Trouble with Regional - Filed Lien

I have been doing this work since the start of the year. One of the 1st companies that started giving me work was Country Preservation and later to call itself The Preservation Solution (for P&P/REO work and Grassmania for grass cuts). I did several good size jobs for them but then I noticed they started having an issue with paying (only to always say they were waiting on the client to pay). I live in Texas so researched my rights as far as placing liens on the properties. Luckily the 3 big ones I was still within the legal window to do so. I have since filed liens on 3 properties (one was for REO work and 2 other properties were for evictions). Once the liens were filed I did hear from the service company and they confirmed that Country Preservation had been paid. I am now a month into this so the next step was to send a Letter of Intent to Foreclose (I know the irony here, foreclosing on bank owned homes). I really hope it does not come to that or I will be having to spend more money on attorneys and legal fees.

For reference for anyone if needing to file a Lien, zlien.com is a great site to visit.

To help anyone that I can I would be very Leary of the Country Preservation/The Preservation Solution/Grassmania group. The main guy is Bill Garlock but with many partners. They have all gotten together to obtain clients (MSI, MCS, Five Brothers, First Allegiance, and the list goes on). So now that all the partners have different contractors around the country they can expand there territory. I am not saying this is a bad idea. But what I am saying is I am owed lots of money and so are other contractors.

You are not alone. Thousands, just like yourself have been screwed. Liens are the way to get it done. Good job on that. You might take a day off and just do some reading here. It might be just enough you scare you out of this slimy business. It's a dying industry with only bottom feeders left...contractors and servicing companies. Most of us that are still in have found some decent side money here or there. I dumped my last national company last month but still do some pres work for a couple realtors. It is no longer my main income, that's for sure. Good luck and let us know when/if you get paid.

Interesting, I've been wondering where the Garlock family scurried off to after their last failed attempt at an order mill - Extraordinary Properties (or something like that) out of New York.

Glad you were able to get ahead of them on these ones! However, I'm sure there are many others not paying attention that will fall victim to them.

Iíve already told you more than I know.

Yes he use to have Extrodinay Properties (same guy)!!! I just feel bad for the people who don’t know how to proceed in protecting there legal rights to insure they are getting paid!!!

On the ones you time has expired on you might try talking to the Murkin group

I have finally received a payment for 1 of 3 liens. This came from the the actually bank as the regional servicer nor the National ever ponied up.

Luckily they were all with the same bank and that has the same title company for all properties. Title company is saying I should have an answer this coming week on when I should be receiving payment on the other 2 properties.

I guess the benefit to all this is I had to work like a dog to make up for monies that I did not get paid on. So I worked like it was a loss because unfortunately my creditors will not let me pay them late (I mean I would hate for one you to show up for an evection on me&#x1f61c!! So now that I am actually having money come in for current work, these are going to be like a bonus.
