Utah, Utah, Utah Rant..
Any Utah contractors here that can commiserate?
We have been so slow in Utah for just over a year now. HUD site used to have 40-50 active houses in Utah alone and now there is not even one listing!
I have a great pp company I work right now but because the housing market here is so good, we just can't seem to get beyond an initial servicing and maybe a few small bid approvals. All the houses, regardless of condition seem to sell quickly, rendering our skilled trash out services useless. I think because we haven't been getting much work, our client seems to think we don't need money to operate, thus will not send us any money for what is owed to us. We are now having a difficult time getting paid for any of the work we have completed. We are still holding on because we have had such a great relationship with our client, but its getting really hard to collect and it feels like they are stringing us along. We have outstanding balances from a year ago and some really large ones that just crossed over the time where a lien could be filed. I guess were screwed on those? Not sure of the lien laws in Ut, but I am pretty sure its only 180 days. <-- anyone have any advice on the subject of mechanics liens in Utah and how I can get paid for work completed after the allotted lien time period has expired. Also I would hate to file a lien only to destroy the relationship with the one client that actually pays (albeit late, but still pays).
Feeling burned. Hoping and waiting for a market crash. So sad and a little evil, but hey, its how me make our money, right?
I don't think we can survive another slow year. Anyone know of any direct clients, lenders or Realtors we can go to work for in Utah. We are drowning in our own tears and just want to work and do what we're good at. I'd even go back to subcontractor pricing! (Well maybe)
