Mold Disclaimers for your invoicing

These disclaimers were authored by Micheal Biasi on another site and I have brought them over here with permission.
I bring them here as "mold" yes the dreeded "M" word is a very serious issue. Please remember it does not matter how you dress the's still a duck, so using the term discoloration will not alieviate your liability...
If you are not very careful you will find that your insurance wdoes not cover mold applications or treatments nor even remediation of the substance...Usually when you find this out it is too late....
Protect yourself and your company......

when doing anything mold related make note the regs have changed and are changing if your not certified to do the work DONT i dont GIVE a Crap if 3rd party bids arent allowed too bad its your business and your insurance if your NAT/REG asks you to report it as discoloration go ahead maybe like this .....
..... basement has approx 200 sq feet of discolored sheetrock/ gypsum board/ paneling we assume it to be mold, no testing done we are not a mold remediation company suggest a 3rd party who is mold removal certified to further assess and address this issue , this is a potential bio hazard .........
........ if you do make the mistake of bleaching and kilz you need to end the write up with something like.....
.. we are not a mold remediation company we cannot guarantee against respawn of spores work conducted per this WO was best effort we cannot speak on hidden or unseen conditions or to the interior of the wall space okay here is the angle get yourself mold certified and open a second DBA to cover future WOs my crystal ball tells me mold is going to be big business for a couple of years so phase into it now...

What step do I need to take in order to be certified as Mold Remediation?

We received quite a bit of Mold bid work

i also have them for wints ie We cant guarantee this wint due potentially unseen circs such as drops dead ends etc etc

make em up keep em in a TXT file copy and past at the end

I have been through training on how to handle it when I worked in commercial construction as a PM and Estimator so playing dumb will not work for me.

I just call it mold and tell them I ain't touching it because my insurance doesn't cover it and I am not certified.

If you are serious, talk to Wannabe. He can tell you everything and more than what you think you need to know. Great guy and extremely helpful.

In the mean time, check out They have mold certification classes per ANSI standard S520. This training on my to do list this year.
