Was leaving a property today, after having a hygentist complete a clearance testing, after a mold remediation was completed. Just as I was leaving ANOTHER Inspector stopped.
This was an REAL Home Inspector hired by a "government agency" that looks at 7-10 homes a week @ $350/home. His job was to note any code compliance issues OR other issues that would be reported to future homeowners.
Found out that he was completing Inspection reports that stated the Homes Condition. An example he used: "electrical in kitchen not being to NEC compliance". He said that the poor contractor that was there for the Service Company was getting chargebacks for not reporting possible code violation. I said "its not a code violation until the walls are opened up and should be grandfathered in" He agreed but stated a lawsuit that happened that he was a witness.... The Regional Company paid $6200 out of pocket to rewire a home.
He stated that he was "only reporting the home condition" like he would for anyother home inspection... He did say he felt sorry for the crazy P&P contractor but he was hired to complete a Home Inspection and that was what he was doing... Completing a Home Inspection.
I fully understand but I said "99% of the P&P Contractors are Mom/Pop Home businesses that are not Licensed General Contractors and have no clue what a code compliance issue may or may not be". Once again he agreed but he is only completing a Home Inspection.
For YOU that are doing P&P as your main source of income my advice is GET OUT while you can!
This inspector worked for a Home Inspection Company in Chicago that has many Home Inspectors and ALL they Inspect is foreclosed homes for banks/Government. I tried to get the name of this company and he was not willing to tell BUT he did show me the report issued on the home that we did the Mold Remediation on and it was VERY detailed from the Loan Issuer.
