unsolicited Bids

what the rules or laws about unsolicited repair bids?
we do a lot of Safe guard interior inspections.
most all of these homes need roof repairs or replacements, some clean up and paint, minor mold or water damages repairs, stuff like that.
I want to bid to do these repairs to safe guard or directly to the banks.
there are two vendors that do locks, trash, and wints. but no one to do little more complex repairs. any helpful advise or past experiences would be great. thanks again

Most companies will allow you to bid anything you want to. However, it may just turn out to be estimating practice depending on the company. A lot of times they will ignore them.

I typically contact brokers directly or if a SAMS vendor is doing work on one of my properties I contact them to see if they are interested. If I have things I know my brokers want completed and I have had no luck getting the national or regional to do anything with my bid I will bid it to the SAMS vendor while they are working on the property. I got a $950 debris removal bid approved a few days ago this way.

I also provide final sales clean services to the SAMS vendors. They got sick of failing inspections (painters are not maids, go figure) and we rarely fail them so it is a good partnership.

If you are just an inspector doing inspections through INSPI you cannot bid them. The only way I was able to was because I have an REO and PP maintenance codes as well so a new order for issues is generated under one of those codes.
