I have had such a large response to my ad warning people away from PacWest and all other "property preservation" companies that I think some real good to the community can be done by getting back in touch with you one more time to encourage you all to immediately flag these ads as a group whenever you see them until these thieves start to offer pay commensurate to the amount of time gas and effort it takes to complete them . . ..and right now they aren't even close . . .just know that there are lots of people getting this email (I wish my personal ads got even half this response) so if all of us flag these ads we can spare a lot of people a very expensive and agonizing life lesson about dishonest companies who take advantage to people in tough circumstances. . ..so go flag it . . .and every other ad like it
Here is the scam . . .. Property preservation companies sprung up all over shortly after the crash . . .(yes I know they were around before but not to the degree they are now) What they do is go in after a family is kicked to the curb and forcibly removed from their home .. what is left behind is usually garbage spread from one end of the house to the other . . .most of these houses are so disgusting that you can hardly walk into them. Your job is to go in and shovel out the garbage and feces and whatever else you find . . .you are prohibited from keeping anything good you might find but it doesn't matter because the people you work for have already gleaned thru anything of any value . . . after the house is 'trashed out" you are also asked to 'winterize it" which means blowing all of the lines and doing a pressure test. . ..then to pour antifreeze into the toilets and wrap them with seran wrap . . .taking 100's of pictures of the before during and after all the way. . .then you are expected to provide maid services to bring the house to the level of passing a white glove test . . .really. You are also expected to pick up all yard debris rake the grass you just cut along with every single leaf and haul it away as well. You will be required to do windows, fix fences, board up broken windows, vacuum, mop, clean toilets tubs and showers and lots of mowing, hedge and shrub clipping and cleaning walls etc with a rag. This is all done with your tools. . .your gas. . .your truck and trailer. . .your 'crew' who work at your expense . . .and you will need to pay all of your own dumping fees. I will get to the pricing in a sec but just know that the soonest you will be paid for this work is 30-45 days later.
Once the house shows like new you are done and will have taken 100's of photos you must upload every night. . .30 days later you will be responsible for going back and spending another few hours mowing raking and cleaning etc. . . .the amount you receive for the monthly checkup is $25.00 even if it's 75 miles away each way. . . but just so you don't go crazy with all of that $$ . . .you are charged an invoicing fee of $5.00 . . .for a net of $20.00 you may get thru 3 of these a day if you really move.
Bend over for this part . . . The people who run these ads will tell you that they are only taking a 30% bite out of your invoice for doing nothing . . ..but the number is closer to 60% . . .
For the entire interior cleaning (maid service) you will be required to get rid of every single cobweb (some of these houses have been empty for years) and remove every single screw and nail from the walls an for this you will be paid no more than $100.00 (less 30%)
For hauling all of the garbage Out of the house and all of the yard debris branches limbs clippings grass and leaves away to the dump you get paid $235.00 (less 30%) for 30 cu yards . . .remember that this will cost you $18-20 a cubic yard to dump it)
The grass cutting is a whopping $40.00 (less 30%) for up to one acre of yard 12" high
Winterizing the water system is worth $100.00 (less 30%)
You will be required to replace every single burned out or missing bulb in the house at your own expense and provide an air freshener next to every drain in the house also at your expense.
If you miss any of the 100's of photos you need to take you will need to go back at your expense and take it. After this whole series of projects where you will avg $1-2$2 hr once you submit the invoice you will be cut back for one perceived oversight or another . . .across 6 months of invoicing this averaged 23% of all invoices submitted.
You will have only 72 hrs to complete all of this and after that your invoice will be cut as a penalty . . .after you get thru you first few jobs you will be given 20-50 new properties that you will be required to perform the $20.00 monthly freshen up cleanings to plus re-cutting the grass. And hose also cannot be late or you will do them for free . . . if you are 48hrs late then they will reassign the job to someone else and you will actually lose money beyond what you could have made. You are not able to turn work down . . .they expect you to ramp up and hire more people and front them more of your money which they may pay you back in 30-45 days.
They will flatly refuse to pay you on certain properties and will require you to agree never to lien the properties for nonpayment . . .an agreement that isn't worth the paper it is written on IMHO. The people you are doing this for will be doing none of the work and will be receiving 1.5 x -2.5x what you are making . . .There it is . . .that's the scam . . .no matter what you are told to believe you are NOT an independent contractor under anyone's definition. . .for those people stupid enough to fall for this BS they will burn you up in 60-180 days and then not pay you ask yourself this. . .if this is such a great gig then why are they always looking for fresh meat . . .yup
