any help on how to purchase PFC homes

I get a lot of questions about the homes we service, as do all of you I am sure. As in what is going on with this house, when are they going to sell it etc,etc I want to know if it is possible to get the right information on how to put a bid on a house, or do I have to wait for it to go REO? anyone with help on this it would be much appreciated. Thank you

Pre sale vs post sale. The former you deal with the mortgagee; the latter you deal with the mortgagor or their agent.
As for trying to purchase them, if there is a broker in your order, contact them.
We know 90% of the brokers on our orders and it is just a simple phone call to start turning the wheels.
FYI, experienced brokers typically have a short list of investors they market to.

God bless the neighbors, but we talk to them only long enough to let them know we are on site on business and legit.
We never let them inside a property and we usually tell them to look for a broker
sign in the yard. When they see that they will get all their questions answered.
Some, not all, will start steering the conversation into why we aren't doing more to keep the property up and when we are coming back, etc. I'm not big into customer service when I'm not dealing with a customer, so I slip into Jay Carney mode and keep repeating for them to look for the sign in the yard.
