Rehabs

Who Does Strictly Rehabs?I would like to only Stick to rehabs.Any ideas?

Hit up your broker connections for a list of larger investor groups that are snatching up flips or rehab to rentals.

We do only rehabs, same BS though. We also investors, but I have my own crews. Unless you find big investor where you work as general, I don't expect getting fortune out many investors though as they will look for cheap labor (I would)

We bid them all the time and get very few. We almost always get undercut by non licensed labor doing the job for a song.

The rehab business model doesn't make a lot of sense to me? Why would I invest thousands in labor and materials on a project only to have to submit to someone else's QC then wait months to be paid back the money I had in the bank plus a small profit IF we did everything to their liking.

I can take that same investment capital and same crew to a property I buy. Do the same repairs and have my money plus a NICE profit in 30-45 days.

We got in with the landlord association out here. We do a lot of painting and carpet installs for them & misc repairs. We also get the rehabs when they buy new properties.. They pay right away and don't need pictures!!

Sounds like you've fallen on some real dirtbag types. I've been blessed in the fact that I have what I call my "Asian Connection". It's a group of very intelligent Chinese now Americans that are buying properties and converting to rentals. There are about 11 of them, and they all keep their assets individually. I don't bid against anyone...as a matter of fact I meet their realtor at almost every property before they submit an offer and rely on my knowledge to let them know if it's a dud or worthwhile.

30% up front, final walk through at completion and check is in my hand within 24 hours of completed Rental/Building Inspection...which I handle for them at a fee. I could even take on the emergency repairs that rental properties incur...but I opt out of that noise. I like my free time...and hate being disturbed when sound asleep.

WTH is the Landlord Association? Sounds like another way for good ol IL to do a Money Grab from people. Is it a required membership, or is it a "good ol boys club"?

Neither really... Its a networking group. We go the to mixers and xmas party hand out cards and fliers..
We do VERY well with them..

Sounds pretty good! I've not seen anything like that in our area but I will definitely keep my eyes open.

We are selling siding and windows pretty well right now siding is going for about $600.00 a square and windows about $750.00 an opening with capping and low E.

I hope come spring we can get back into some metal roofing.
