I feel bad

I've run into the P&P contractor that does the REO services on many of the properties I rehab. I have a bad feeling he's going to need a lot of grass cuts to pay for the new roof and damages to this place......

My bids are over $13k to the SAMS vendor. I'm pretty sure someone along the line that serviced this property should have documented the faulty roof.....

I took the pics with my phone. I couldn't figure out how to turn them when I attached them here.

The first pic is the fluorescent light fixture in the laundry room. I thought the bulbs were burned out, now I'm guessing the ballast shot from the water.

I was told by the broker that the kitchen/laundry room ceiling came down from freeze damage. I talked with the plumber who did the repairs. Put the drywall up and taped on a Friday. Came back Monday and the drywall was wet and a puddle on the floor. No big deal I thought, I found that the national flooring installer screwed up the P trap on the pedestal sink and the faucet had a constant drip (second floor bath directly above). So I fixed that and redid the drywall a second time. Showed up yesterday (Monday) to sand and put another coat on. I guess its a good thing it was raining because it was very easy to find the roof the leak.

It didn't help that the gutters were plugged solid either. I thought the REO guys are supposed to clean as part of the grass cuts. Oh well, I love these. No unit pricing crap. I should get my price as they'll just back charge cyprexx.
