The P&P biz when duped into thinking you must use regionals and nationals is ranked right up there with the back of the magazine ads for stuffing envelopes, buying rights to sell candy from vending machines and mega profits from flipping timeshares.

Sure, if you get enough p&p certifications they graduate you up to a preferred stooge.

I was excited about this industry in 2008 as well. Things have gotten out of control though. I can't say I recommend getting into it. It is an entirely different animal now. There is so much regulation, and back biting in this industry that you cant last very long. When the Nationals started requiring specific Wells Fargo stickers on properties, I knew the end was near.

FNMA is shuffling Nationals a lot more now so one day you could get a ton of work. The next day you might not have any. So you are at the mercy of non-performing vendors. If others don't perform, there goes your clients service area, and there goes you service area. Because of pricing, there are not a lot of good contractors left.

Plus this market is near or at its bottom. The 2008 housing crisis was this industries peak. This industry would be good to get into IF you can offer a consistent service, OR wait until there is another economic crisis.

The market is so slow right now that I think it is safe to say..if you get a lot of work, it is because someone else decided to not do that work.

I should add though that there are good regionals, and nationals out there, but they are rare.
