Padlocking gates

Hey guys, HUD doesn't allow padlocking gates on homes without a pool do they? Someone recently told me that was the case but I hadn't heard that.

The regs do not specify one way or the other. It only says padlock pool gates.

Usually if it's an area high in crime rates/burglaries you can note that and do it. But be sure to check with your client. Most clients have a 6 padlock allowable. 6x$40=$240. Easy $240 or minus 20% is still nice if you ask me.

The only job I did for Cyprexx they were adamant that all gates be locked.


No pool in site, may not have even had one in that town.

Sounds good. We did one in the past, but it was one of my guys that misread the work order. We did get paid for it but hadn't purposely been doing it. House I was at today had four gates into fenced back yard.

I have always bid them if the property backs up to a main street or alley or if it has lake or pond access. They are always approved in those cases.

Exactly. It's always a matter of safety. Once you learn what exactly the insurance policy covers, you will get a better idea of why the banks must do these things so that the home owners insurance will cover it as well as CPI.

We also padlock electric meter boxes, telephone and other utility panels. In AZ the donut yourself and cheap crowd raids the abandoned homes for these things to cut corners. Hell even the dumb ice heads will try to pull copper and electrical wires out of anything. We secure and bid every opening to remove liability from everything. It's a pain but not as much pain as a claim on you. Slider locks on every door and window.

and they only pay $10 a lock (padlock,knob lock,deadbolt)

A few years ago when it seemed like the wild west compared to now, you could do nearly anything and get paid.

So subs would learn they could make some extra money and start doing fence gates without pools. However, HUD regs dont state anything about it and the nationals got charged back for this. And they in turn charged back the vendors (thats me). Not all were chargebacked. I think I got something like 40 chargebacks in 2010.

The short answer, no, dont do it unless you specifically get approval.

Having said that, we have good success bidding to put padlocks on electrical panels (prevents someone turning the power off, stealing things etc).
