My name is David Zalewski I started 6 years ago with Z-best general contractor started out doing reo work and on to flips . Now the wife and I are forming another branch ( Z-best property services ) we plan on covering Delaware and parts of pa and md . If anyone can point me in the direction of a few vendors as it’s been awhile since I’ve been in the game . Also any insurance referrals would be appreciated along with any tips / suggestions
Good luck. The industry is imploding on itself faster than you can say HUD. Nat's going out of business. Hell. I just heard the State of California is suing the industry for back taxes owed from the mis-classification of Employee's aka Contractors.
Last year I was swamped with work. This year I'm at about 5-10 orders a week.
in my State I have people driving up on me while at properties to inform me that they just bought the place and I am now trespassing. It's happened 4 times in the past 2 months.
Hopefully in your area there is more work in the PP than there is ours, times are the slowest we have ever seen. We thought last year was slower, but as of now we only have 9 grasscut order compared to 75 last this time :-(
Yep. Right there with you on the grass cuts. 2 years ago I had 72 properties to mow during grass season. Now I have...drumroll please...12. Lots of time to do fun stuff, no money to do it with. Lol. It will ease up. Not too worried...just diversifying my client base.
I would not recommend trying to expand your company at this point because all the asset/preservation companies are having pay issues. I would try working with the banks, credit unions, realtors, and landlords directly but the choice is yours and good luck.
