newbie questions

Been skimming the forum for a few days and Im sure after reading most post. most will think we are crazy for getting into P&P further. anyway....
My wife has been doing home inspections for over 10 yrs for sg and a couple other companies. so now we have decided to start doing P&P. so while talking to companies we already work for about doing this.
the questions they sent me were..
how many lock changes ,full services ,routine landscapes our co can perform a day.
what do you guys typically do per employee?

Welcome aboard.

You should realize after 10 years with safeguard you are at the bottom of the barrel for clients. Proprietary upload systems plus photos plus bids plus pcr minus discount, minus call backs minus chargebacks.
We just rekeyed a house for a broker yesterday. Rear door, one padlock, $100. We'll get a check in about 5 days.

He wanted a bid for the yard. 40'x115' grass and weeds 5' tall with chain link fence, landscaping, trash, rocks and timbers hidden in the growth. It's bad. $450 for the cut, $150 to clear the debris.
Back in the office that afternoon, an email comes in from a national we did biz with maybe 3 years ago. They want an initial grass cut bid on the same property. They were nice enough to include their price list. $25 under a 1/4 acres and $25 for the recuts. We declined and included the same bid as our broker had. While the national put our bid in the circular file, our broker sent over the approval late last night. $700 vs maybe $150 via safeguard? That is probably an extreme example but I've never met a national that paid more and expected less than the clients I know by face.

yes, have noticed that. it was her decision on staying with sg fo so long. we are looking at all companies in our area at this time. But as I stated earlier, we are now looking to expand our services. just wanted to hear from some vets to answer the questions.

I had a buddy of mine subbing for me that decided to work with/for safeguard doing inspections for them. He ran his S10 into the ground trying to cover rural Missouri. Got chased by homeowners, their dogs, harassed by neighbors, sent back when reports conflicted, cops called, etc. All for $5-$7.
His check would come and he couldn't make heads or tails of their accounting unless he was willing to spend hours doing a forensic audit. First they were 3 pics on a driveby, then he had to get out of the car, then he needed three sides of the house, address, confirmation of occupancy, then more and more and more. He be out in the boonies to knock out 2 or 3 inspections, at a loss, and find out later he had two more in the same area come in and listed as past due. Meanwhile gas went from $1.90 to $3.80.

Safeguard has not issued an across the board price increase on their inspections since the 90s AFAIK.
His sole claim during the whole time was that he was his own boss and free to come and go. Now one could argue that it works for a part timer, stay at home mom, urban orders, etc. But when my guy figured in say 60k a year, minus mileage, truck wear and depreciation, time spent on the road and in the office, he realized he could have worked in an office or a restaurant and made more doing less and spending less.

Long story short, you could do yourself a great favor marketing your experience to local lenders, insurance agents, investors, etc for 5-10 times more money without the headache.

she has worked for SG for over 10 yrs. and says they have continued to cut what they pay per inspection. that's why im looking to get new vendors to work for in our area. plus add other services we will do. as it stands she just does inspections. I want to add everything else as far as P&P so she drives less

The grass may actually be slightly greener with other companies? However the industry is going to crap everywhere. You would be better off starting a different type of business.

I live in Colorado and own my own property inspection company for home buyers and sellers and I'm looking into p&p I'm internachi certified inspector. For the last 10 years I have done apartment building maintenance and I am looking to expand in the maintenance field but be my own boss in doing so. Yes I have signed up with sg I also did united fs. It would greatly appreciated if anyone would let me know how to find more companies to contract for as I have his a wall doing so, Thanks.

I'd run up and down I25 from Ft Collins to Pueblo hitting up the lenders, insurance, investors, etc. If you are already up and running then look at how you can fine tune your local solicits. Better money, easier work and the crooks can be touched.
