I have insurance through Am trust. They cover property preservation work which is fine. However occasionally on big jobs, I need to rent dirt moving equipment. Ie skid steer, excavators. If you have ever rent equipment you know rental companies also require a certificate of insurance. Well Amtrust says they do not cover rental equipment and will not issue a COI. This makes absolutely no since they want to be P& P business but will not cover what you need to do property preservation work.

My local farm bureau would give me business insurance for all the things I need but most nationals will not accept Farm Bureau.

I also started doing commercial work for Dollar General ie grass cuts and snow removals. Most of the insurance the nationals require you to do business with does not cover working at Dollar General stores. I have never seen such a mess with something as simple as business insurance. Makes me want to scream.

Hey man, im not sure if my insurance company can provide what you need, but so far everything about NEXT insurance has been pretty great. instant COI's, QR codes to view your certs etc. IDK if they cover everything your looking for but my experience with them has been great, check them out.

That makes perfect sense. It's not within the parameters of your policy, plain and simple. It's like a dentist going to do open heart surgery and the dentist asks his insurance company to put the patient as an additionally insured and they say excuse me, your a dentist so no can do .....

Not sure how that makes sense. Both things are property preservation. Just one is residential and one is commercial. If you are referring to renting equipment as I said in a previous post sometimes you need to rent equipment to do work orders.

Anyways a final update after telling my insurance company if they did not cover rental equipment I was canceling they decided to cover me.

Independent contractors are not dictated to.

Yea well as I am sure you know the property preservation contractors are dictated to by all the nationals. That is why I am doing more commercial work. It is so much better pay and work. The commercial company I work for only requires 5 before pics and 5 after pics and that's it and pay twice as much as all the foreclosure nationals. So far I never have had to argue to get paid. They do take more time to pay but they always pay the exact amount and never try to get by with illegal chargebacks. Hopefully, in time I will give up the foreclosure business. To much immoral and illegal business practices in the foreclosure business,

Not sure who Lee Mertens is or what company AMS was. I have only been doing property preservation for about 5 years. I was previously a computer science school teacher believe it or not.

I googled Preservation Thursday and did not see anything related to property preservation.

....Not sure who Lee Mertens is or what company AMS was...that is because my court testimony removed them from the industry. AMS folded when McIntosh Construction in Riverside county CA made a deal behind everyone's back and settled for a MILLION + dollars for Employee/IC issues with them.
I was involved in the industry 20+ (2007) years ago...from 2011 to 2017 we would only work with companies that paid within 72 hours. Most of our work was in the private sector as we refused to carry the nationals/regionals for 30+ days.
We broke a story about Mertens ordering people to dispose of paint into the public water systems so they did not have to pay for hazard material disposal fees....that was the beginning.
before that We also sued FAS because they severed our contract and refused to pay the balance owed. We leaned 43 properties...the court fined them a $1,000.00 per property. and we had our check the next morning via fed ex overnight delivery...I was qualified as an expert witness in CO, ME, and CA on industry procedures...DA's, and law enforcement routine visited our website for information...
Bottom line...you have to pay taxes. When I pay taxes and employer taxes on my payroll you do not get to tell me how much you're going to pay me...EMPLOYERS tell you what they will pay you...and I really don't care what anyone says...We ran a business.
OH BTW...still do preservation services wherever I land but I do it with realtors, and in the private sector. I'll never do work for a member of NAMFS...I know no one wants to hear this but the industry has been pyramided by NAMFS (National Association of Management For Stealing) and until the entire industry pushes back and calls out the RICO violations going on it will continue...
It will never happen when only two...three folks do something the entire industry needs to tell them to f-off.
I got my money and stopped doing business with that end of the industry.
OH and the first hic-cup we had was over 'insurance' because it wasn't "their" recommended company...we won that argument also. My business had insurance before we got into the industry and our insurance agent flat out said to FAS...buy your own insurance my client is not insuring you, we'll name you as "additionally insured" but you do not get to be the certificate holder.

Sounds like your insurance provider is making things difficult for you, not covering equipment rentals and refusing to issue a COI. Frustrating to say the least, but it might be worth looking into other options and exploring alternative providers that specifically deal with property preservation and equipment rentals.

After telling them I was going to leave and find another company they gave me a COI for the rental company I rent equipment from.
