Can anyone share some insight on and decent companies out there. Most prices I've seen out there lately have been complete crap.

Decent/Good/Honest companies is going to come back with a subjective answer. Nobody is going to be able to agree 100% on that answer. That's why there is no "Best" list.

The "Worst" list is still going to be subjective, but a bit easier to agree upon...

Honestly, if you are in rural Tenn I wouldn't sink time and overhead servicing properties in the sticks for the rates the nationals pay or the expectations. Even the REO brokers around Nashville should have both realtor and sub contacts they use close to your areas.

Start with the broker listed on work orders as your contact when work is completed. Go online and look for all of the REO listed realtors in the state, banks like Vanderbilt out of Maryville that do mobile home loans, etc.
A national is going to say "Oh great, you are from Jackson? We have plenty of work in your area" and then send you three $60 grass cuts near Knoxville and a $35 pcr in Celina. Best you are able to set your own cost of doing business and profit.
