not sure this make sense, but besides subs, why aren’t all contractors linked into software directly from the bank/whoever needs work instead of using middlemen?

it used to be that way years ago. but in the age of efficiency, budget cuts and record profits, the banks are trying to do more with less. hire a national or 5 to handle all of this work for them at a reduced cost. lowers their overhead, they can reallocate employee's to other sections of the business or do away with them if they please. They don't have to pay employee benefits, 401k, vacation etc and the work still gets done. They can operate and run this operation out of one office, instead of having multiple sites with many employee's to pay.

The national service company than is responsible for this. in the beginning the national hired lots of contractors in a particular area to ensure quality and such. then their competition started being cut throats and lowering their fee's to the banks. all nationals started to cut each others throat to get the most work and maintain their profit levels.

Then some of the hired contractors decided, hey why dont we do as our clients do and see if we can earn more money. thats where the regional companys come in.

this trend is based off of the SILO business model. it allows you to do more with less. you have one office that can service all 50 states and time zones. instead of having several call center employee's and PM's you can have a small division and assign a few employee's to each National portfolio etc. the banks are the ones who really win. they have a higher profit margin, less overhead, and the work still gets done. the downside is that they are much further removed from the work and only react when there is an issue with a property and insurance has to be involved. this is the reason for so many issues in the industry. the wrong properties being secured. foreclosures being filed incorrectly etc. now the national/regional/contractor assumes all liability for it. so now if something goes wrong, the banks are covered because of the insurance coverage of everyone beneath them.

makes sense?

I do some work for small banks and direct brokers. the amount of work I do for the brokers is shrinking everyday.

Are you serious? You have lots of vendors showing up to the same grass cut? I've only had it happen a couple times.

The last time was an overlap between our client and a newly assigned agent. We got the recut order the same day the agent sent it to her vendor.

I've never had more than 2 show up at a time, tho.

I'm talking about the language being spoken at jobs by illegal aliens working on site. I always ask for ID. I call the cops and they are there within minutes.

Yesterday a couple of me were doing an initial lawn for a competitor and the neighbor called the cops. I was just arriving. The illegals ran into the back yard and jumped the fence and tried to hide in the cotton fields. However, the bosses truck was left outside with all equipment and work orders in the front seat.

The illegals were apprehended. The truck an tools were towed away as abandoned.
