The local SG contractor, (been with SG for 14 years) winterized an REO property and of course shut the water off even though the property has fire suppression! These are nearly new 6 plex townhomes, very high end i might add. Each unit has its own water supply valve which shuts off water AND sprinklers per the guy i talked to last year at the HOA when i did an adjoining unit. Of course, the SG contractor never questioned a thing and shut it all down even though the agent is maintaining heat and utilities. Needless to say, the agent is NOT happy and i'm sure the FD won't be either. :whistling2::whistling2: Can you say IDIOT?

You don't typically see independent isolation valves on multi-unit fire suppression systems. That in itself would be a major concern to me.
Had a similar situation happen here 3 years ago. Contractor wint'd a townhome w/sprinklers (could not isolate them), the broker chose to NOT have the heat on...and yep they froze in ALL 12 units. Needless to say that was a mess for the lawyers to figure out. In the end I think the broker took the brunt of the responsibility.

My understanding from the HOA company is valve that shuts the water off to the house also shuts the sprinklers off in that unit. Do to check valves and other miscellaneous items the fire department can still hook up a truck outside in get water to all 6 units. The whole point is this contractors been in business for 14 years and knows better to call the agent and check with them. The agent would have told them not to winterize this unit and the liability would have been falling on the agent if anything happens. This company though, does the Safeguard party line and does whatever safeguard tell them to do.
